"The ZOOFENSTER, "the window on the zoo" includes a 118 m tower that will add an exciting feature to Berlin's skyline. With its perimeter block, the Zoofenster takes up the idea of the housing block, a building form typical of Berlin."

 Il palazzo ospita ambienti ad uso commerciale, un hotel di lusso (Waldorf Astoria) e spazi ad uso ufficio distribuiti nel seguente modo:
- quattro piani sotterranei che ospitano il parcheggio;
- il piano terra e i successivi fino al piano quinto sono destinati ad accogliere aree comuni: hall, uffici, ristorante, sala da ballo, SPA, negozi;
- al sesto piano si trova una grande terrazza;
- dal terzo piano al quindicesimo piano si sviluppa l'hotel (Waldorf Astoria);
- dal sedicesimo al ventunesimo piano ci sono uffici;
- dal ventiduesimo al trentesimo piano ci sono le suites dell'hotel, facilmente individuabili dall'esterno in quanto occupano la parte più alta del palazzo, quella interamente vetrata;
- al trentunesimo piano si trova la suite presidenziale dell'hotel;
- il trentaduesimo piano è invece occupato da locali tecnici.

La facciata dell'edificio è realizzata in pietra chiara. Il palazzo si sviluppa verso l'alto attraverso piani non allineati, creando salti in avanti e indietro del filo di facciata, determinando così un effetto scultoreo grazie all'ombreggiamento. La facciata si presenta chiusa per oltre il 50% della sua estensione. Rispetto ad una facciata realizzata interamente in vetro, l'uso della pietra consente un notevole risparmio di energia termica.
