General Information
  • Yas Island is 25 km2; approximately 7.5 kilometres long by 6.5 kilometres wide, with over 32 km of waterfront and is located on the North East side of Abu Dhabi’s mainland
  • The development is approximately a 10-minute drive from Abu Dhabi International Airport, a 30-minute drive to the main island of Abu Dhabi and 50 minutes from Dubai Marina
  • Yas Island is planned to become an unrivalled destination with hotels, entertainment and sporting facilities, as well as retail, commercial and residential developments
  • The first 'phase' of development, which includes 7 hotels, Yas Marina Circuit and related race facilities, as well as key infrastructure was completed prior to the inaugural Formula 1™ Etihad Airways Abu Dhabi Grand Prix
  • The Yas Marina Circuit was the venue for the 2009 Formula 1™ Etihad Airways Abu Dhabi Grand Prix
  • Yas Island will be home to Ferrari World Abu Dhabi, the world’s first Ferrari theme park
  • Aldar is committed to protecting the local environment and activities include comprehensive water quality monitoring in association with UAE University and the planting of 115,000 mangroves donated by Sheikh Hamdan Bin Zayed.Al Nahyan, the Ruler’s Representative in Abu Dhabi’s Western Region.
Infrastructure
Roads
  • 9 bridges and 1 underpass allow access to both sides of Yas Island which is bisected by the dual 5-lane sheikh Khalifa (Shahama-Saadiyat) Highway, which crosses through the middle of YAS Island.
  • A second point of entry lies southwards, closer to the F1 track, via the state-of-the-art 1.125km long and 40.3m wide Southern Tunnel, which will improve connections with Al Raha Beach Development.
  • The road network itself is 18km of landscaped and fully furnished roads connecting all the different island attractions in an easy and friendly traffic system. The furnishing includes street lighting, traffic signals, signage, parking, footpaths/cycle ways, water features, palm trees, grass, fencing and shade structures.
  • The main interchange includes:
• 8 bridges over roads.
• 4 bridges over gas pipeline
• 4 underpasses
  • Interchange between:
• E10 – Main Abu Dhabi to Dubai Highway, and
• E12 – Main Highway to Saadiyat/Abu Dhabi and future extension to the international Airport

Utilities
  • Yas Island is being connected with all the required services and main grids through an intensive network of underground utility distribution systems.
  • Electricity: 22kV, 33kV, and 132kV networks and transmission, along with 11 substations on the island.
  • A potable water tank with a capacity of 20Million gallons delivering potable water through a 37km distribution network.
  • The main gas line connects to 3 pressure-reducing-stations on the Island, and the gas distribution network provides full coverage.
  • A complete storm water collection system runs along the whole road network and is linked to two storm water outfalls and pumping stations.
  • An irrigation tank and pumping station, located on the west side of the island, pump irrigation water through its separate distribution network and reaches all the landscaped areas on the island.
  • Yas Island has its own sewage treatment plant, and the sewage system reaches all the areas on the Island.
  • Automated Solid Waste Collection System: Domestic and commercial waste will be transported through underground vacuum pipelines to waste collection stations on the Island. This is the latest technology in waste management and environmental sustainability.

Yas Gateway Park
  • Yas Gateway Park, the first to welcome our guests on the Island, is a green spread of 500,000 m2 providing 10,500 parking spaces, sporting fields, pedestrian pathways and cycling ways.
Yas Marina Circuit
  • Yas marina CircuitYas Marina Circuit hosted the inaugural 2009 Formula 1™ Etihad Airways Abu Dhabi Grand Prix from 30 October - 1 November 2009
  • The 5.55 km circuit has been designed by the world-renowned circuit designer Hermann Tilke
  • The track can be viewed from one of the 45,000 grandstand seats or from many of the boats moored in the Yas Marina
  • Yas Marina Circuit is packed with unique and innovative features:
• Every Grandstand seat is covered – a first for any Formula 1 circuit
• The Yas Hotel straddles the track allowing guests to experience the sensation of race cars passing underneath a bridge and between two sections of the hotel
Yas Marina Circuit can be used as two separate tracks
• Cars in the pit lane re-enter the circuit via an underground tunnel
• Drivers who miss their breaking point at the end of the longest straight in Formula 1™ will traverse a run-off area beneath the West Grandstand
  • The ancillary facilities include YMC Raceway, a drag racing strip along the eastern waterfront, as well as technologically advanced go-kart facilities
  • This is the only facility on the Formula 1™ circuit to feature permanent lighting
  • The circuit will also feature driving schools, including the first open Ferrari Driving School in the world (open to non-owners of Ferrari cars)

  • Yas Hotel Yas IslandSeven (7) hotels were delivered for race day with a total of 2,260 guest rooms
  • The Yas Hotel is the flagship project and is a striking feature of the racetrack
  • The other six (6) hotels on Yas Island are operated by distinguished and well recognised global brands featuring state-of-the-art facilities such as spas, health clubs, restaurants, lounges and other exclusive amenities
• Crowne Plaza Abu Dhabi Yas Island, 428 rooms
• Staybridge Suites Abu Dhabi Yas Island, 165 rooms
• Yas Island Rotana Abu Dhabi, 308 rooms
• Centro Yas Island Abu Dhabi, 259 rooms
• Radisson Blu Abu Dhabi Yas Island, 397 rooms
• Park Inn Abu Dhabi Yas Island, 204 rooms
• built over a short period of only 22 months
• Yas Presidential Suites are 409sqm showcasing the magnificent architecture of the building, with a private elevator, lap pool, and dining for 16 people.
• The “Gridshell” cloaks the building and provides a unique appearance and acts as a shade from the sun .The Gridshell comprises of 5,096 individual panes of glass which can be lit via a sophisticated LED system, programmed to provide different shades and colours across the façade of the hotel
• The hotel consists of two primary buildings; one sits in the Yas Marina, and the other on the Yas Marina Circuit. Both are connected via a link bridge
  • The bridge connection consists of an executive mezzanine level for VIPs and Rush, Abu Dhabi’s hottest new night spot.
Marinas
  • Yas Island will be a premier yachting destination providing full service, state-of-the-art berthing facilities with access to numerous leisure and entertainment facilities
  • Yas Marina, a super-yacht marina with capacity for over 140 yachts, is the flagship for Aldar’s marina projects, located at the heart of the Yas Marina Circuit with berthing adjacent to the Formula 1™ race track.
  • Yas Marina soft opened on the 1st of October 2009 where the 73metre royal yacht “Rabdan” cut the 60metre red ribbon.
  • Yas Marina can accommodate vessels ranging between 15m to 66m on an annual basis, and can provide visitor berthing for Superyachts of up to 150metres. (Provided the yacht will travel under the Sheikh Khalifa Highway Bridge)
  • Yas Marina hosted some of the world’s largest yachts for the inaugural Formula 1 Etihad Airways Abu Dhabi Grand Prix.
  • Yas Marina is set to be one of the most premier marinas globally, where luxury yacht owners will have access to the Yas Yacht Club (YYC) which will open in 2010, and The Yas Hotel.
Yas Yacht Club
  • Yacht Club Yas islandThe iconic Yas Yacht Club brings together dynamic forms that link the building to its nautical theme, local heritage, as well as the F1™ character of the island.
  • The Yas Yacht Club is multi-functional in that it caters to all areas from casual dining, to private members dining, to corporate entertaining.
  • Features include:
• Lounges, cigar bar and restaurants from internationally recognized names Internationally recognised restaurants such as Monte Carlo Stars N Bars the F1 themed family friendly restaurant and more to follow
• Unique Function and meeting room
  • The Yas Yacht Club will house international yacht manufacturers such as Trinity Yachts, the largest manufacturer of custom luxury mega-yachts in the USA, brokers, chandlery, charter operators and the marina management office.
  • Yas Yacht Club will be the ideal venue for corporate entertainment; with a variety of top class amenities on offer to carry out business and enjoy the surrounding marina and waterways.

  • Southern Marina is currently in the planning phase, and is expected to be developed in phase 2 of the Yas Island project
  • Potential capacity of up to 2,000 berths
• Distinct precincts offering a range of options for family and leisure boating
• Restaurant destinations, retail, shopping and community facilities
Golf
  • Aldar will open the first “Links” Golf Course in the Middle East
  • The Links course is an 18-hole championship course with rolling hills and seashore green locations
  • The course is designed by world renowned course designer Kyle Phillips -The Kingsbarn Course at St. Andrews Scotland, and The Grove near London
  • The hotels on Yas Island are within close proximity of the golf course
  • Floodlit driving range and a practice academy will compliment the offering, as well as a 5,750 m2 (57,000 ft2) luxurious clubhouse
  • The western shore, where the links course is situated, is of immense ecological significance to Aldar and the Yas Island Project. This is substantiated with the new mangrove plantation totaling over 115,000 plants
  • On schedule for soft opening at the end of 2009
Ferrari World Abu Dhabi
  • Ferrari World Abu DhabiThe world’s first Ferrari theme park, Ferrari World Abu Dhabi
  • Ferrari World Abu Dhabi will be the world’s largest indoor theme park and home to the world’s faster coaster.
  • Derived from the classic double curve of a Ferrari GT car’s body shell, the roof will cover an area of approximately 250,000 m2
  • Aldar and Ferrari celebrated in November 2009 the completion of the Park’s external structure. The park will open its doors to the public in 2010.
  • Ferrari World Abu Dhabi is a theme park for the entire family, and will offer over 20 rides and attractions, including:
• The world’s fastest rollercoaster, travelling at speeds exceeding 200 km/h emulating the thrilling sensation of being in a Ferrari F1 car
• A G-Force experience, which takes passengers on an adrenaline-pumping ride up through the roof of Ferrari World Abu Dhabi and back down again
• State-of-the-art racing simulators using the same system as those used by the Ferrari racing team o A flume ride journey through the heart of a Ferrari engine
• A aerial voyage over Italy, showcasing Italy’s iconic architectural structures and monuments
  • Guests of Ferrari World Abu Dhabi will also enjoy a variety of unique dining and merchandise offerings to further enhance their experience.
Yas Mall
  • The Yas Mall is a super regional mall serving the UAE, GCC and world tourism markets
  • Optimally located, with a strong mix of famous brands from around the world, The Yas Mall will feature a wide range of retail categories across 500 stores. This will include the largest IKEA store in the MENA region.
Yas Island Water Park
  • Yas Waterpark is currently in the design and concept phase
  • The water park will be themed and well landscaped to provide a relaxing and enjoyable family atmosphere.
  • The water park will set the benchmark for family fun on Yas Island, where you can spend a few hours or the entire day
  • The park will feature a wave pool, lazy river, and a special children’s play area
  • Several different food and beverage areas available throughout the park
  • Construction will start 2010
  • Expected opening 2011
  • Preliminary plans contain 26 rides and attractions
  • To be built on 15 hectares of land next to Yas super regional mall
Warner Bros. Theme Park
  • Aldar is in active discussions with Warner Bros to finalise the delivery of this dynamic theme park. More information about the target completion date of the Park will be released in the near future
  • The Warner Bros. theme park will include many of the Looney Tunes, Hanna-Barbera & DC Comic characters
  • Warner Bros. is creatively involved in the development and design of the theme park and hotel and has developed, owned and managed theme parks across the world, including Australia's Gold Coast and Madrid, Spain. Warner Bros. also has licensing agreements with several theme park companies in the US and Mexico City
Residential
  • Yas Island is an incomparable venture that develops one of the world’s most exciting leisure and residential environments along the waterways of Abu Dhabi
  • This will be achieved by the seamless integration of architecture including gardens, parklands, canal systems and water features
  • The island will offer a variety of modern low-rise and mixed-use residential apartments, including villas to rent, lease and own
